DESCRIPTION:
|
Responsible for overseeing all maintenance activities at Restoration Gardens. Improves and standardizes quality of services and products used in the maintenance of properties. Provides direction and assistance to property associates. Standardizes diagnostic approaches for troubleshooting and preventive maintenance routines.
The duties listed below are not meant to be all inclusive, and Empire Homes of Maryland reserves the right to add, alter, or delete duties, with or without notice:
- Supervises trains and assigns work to maintenance trainees and security staff, and provides assistance when necessary.
- Works with Program Manager on resident issues; assists with the facilitation of resident community activities; ensures that the property is decorated/modified seasonally.
- Works with security staff to ensure the property remains secure.
- Documents/records resident incidents; communicates to property and program managers.
- Participates in on-call emergency rotation and responds to emergencies as needed.
Prepares and distributes on-call schedule for assigned area(s).
- Standardizes diagnostic approaches used for common maintenance routines, including preventative maintenance and system troubleshooting.
- Troubleshoots all property systems, and performs or oversees repairs.
- Leads property inspections, including building and alarm systems inspections. Prepares property for inspections by Real Estate Assessment Center (REAC), Housing Finance Agency (HFA), and other regulatory agencies.
- Inspects vacant units, ensuring turnovers are completed in a timely manner.
- Performs quarterly HQS inspections.
- Develop and maintain good relationships with residents, house staff, visiting staff and service providers.
- Participate in annual strategic plan and property related outcome measures.
- Administers maintenance software program to track work orders, inventory use, product replacement histories, and scheduled preventative maintenance. Reviews work order logs and sets priorities for work order completion
- Establishes and implements auditing procedures for maintenance inventory. Monitors inventory levels while remaining within established budgets.
- Reviews contracts and makes recommendations for approvals
- Manages subcontracted service providers and documents work and product quality
- Directs the removal of snow and ice from sidewalks, walkways, steps, and driveways and lawn care.
- Facilitates technical training and technical skill development for property associates
- Attends and completes all required training and certifications.
- Provides feedback and recommendations for rehabilitation projects.

QUALIFICATIONS:
|
Education/Training
- High School diploma or equivalent
- College degree (including vocational) preferred
- Refrigerant Transition and Recovery Certification (types I and II) preferred.
- HQS and CPR Certification required within one year of employment.
Experience
- 3 years maintenance or construction experience
- 2 or more years experience in a supervisory role
Knowledge, Skills, and Abilities
- Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping
- Knowledge of mechanical systems and equipment including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motors
- Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters
- Proficiency in plumbing repairs and troubleshooting
- Demonstrated leadership and management skills
- Ability to perform heavy lifting (at least 60 lbs), climb ladders up to 24 ft, stand and walk for 8 hours, and perform other physically demanding duties as directed
- Requires ability to read, speak, and comprehend the English language
Additional Requirements
- Ability to travel (between properties, training, errands, etc.)
- Valid driver’s license preferred.
- Requires possession of small hand tools (full set of screw drivers, full set of wrenches, hammer, 18 volt drill, etc.)
- Ability to pass a drug screen and back ground check.
- Knowledge of homelessness, youth awareness and HIV/AIDS.

Residential Counselor
FTE – Non-Exempt
The Transitional Housing Residential Counselor provides support and guidance to young women with children at the Geraldine Young Family Life Center during the day, evening, and weekend hours. The Residential Counselor coordinates evening training activities, resolves conflicts, and assures the general safety of the program. The Residential Counselor reports to the Program Manager.

RESPONSIBILITIES
· Help establish a spirit of hospitality and welcome among residents, visitors, and volunteers.
· Assist with new resident orientation.
· Coordinate evening activities including room scheduling and liaison with evening trainers and speakers.
· Coordinates babysitting/youth activities so mothers can attend trainings.
· Handles conflicts that arise during the evening and weekend hours.
· Assures the general safety of the building including safety checks and building lock down.
· Reviews security video tapes and keycard system in the event of a complaint concerning a security breach, following safety procedures and utilizing chain of command and Incident Forms.
· Appropriately document incidents that occur on-site, both on the security log and in ETO.
EXEMPLARAY PERFORMANCE
- Takes initiative with positive suggestions, volunteers on new projects.
· Attends and participates in AIRS sponsored events, such as fundraisers, and Volunteer Appreciation events.
· Seeks out and attends continuing education opportunities that increase skill level (24 hours/annually).
OTHER DUTIES
May be called upon to do other duties to further the interests of the program. These duties include but not limited to receiving and sorting donations and supplies up to 40 pounds.
Qualifications
1. High School Diploma or Bachelor’s degree in human services, and a minimum of 2 years experience working with people in a transitional housing setting.
2. Additional experience with the youth population and young mothers is preferred.
3. Good written and verbal communication skills, as well as computer literacy.
4. Effective time management skills.
5. Prior directly related experience may be substituted for education.

At the Don Miller Houses, volunteers provide compassionate care for the residents including companionship, reading, escorting on outings, providing meals, light house keeping and landscaping.
